Russell Properties won the Master Builders House of the Year 2001 for the Central Region, Category One, under $140,000.

This project is a semi-detached two-storey town house offering good views of the South Island.

Downstairs features open plan living and allows an indoor-outdoor flow to and from the living areas of the lounge and dining rooms. The designer kitchen offers a large pantry and crockery storage with quality stainless steel appliances and a canopy range hood.

Upstairs are two double bedrooms and a bathroom which features tiled bath surrounds with spec vanities and a shower.

Flooring is a concrete slab at ground level, with tongue and groove pine flooring upstairs. All are either carpeted or covered with vinyl.

Inside all walls and ceilings are insulated with Pink Batts and lined with Gib board which has then been painted. External noise is kept to a minimum and electric heating has been installed.

A large deck has been built at the rear of the home, allowing the occupants to enjoy the South Island views in comfort.

Russell Properties colour consultant Vicki Russell helped the buyers choose the final interior colours. Warm, bold colours were used in the paint which, downstairs, complemented the Provence Green Meltecca cabinets. The colour throughout was Taubman's Pressed Khaki, with feature walls in Sultan Red, Mexican Gold in one bedroom and Meldives blue in the bathroom.

The exterior walls are a Harditex fibre cement sheet with a texture coating and the builders matched the colour of the Gerard Dusk roof tile to the exterior aluminium joinery. The tone of the house flows inside and out, with good light and warmth.
