  • Buying a house that is under construction as a turn-key property means you pay an initial deposit, with the remainder due when you take legal possession of the finished house (once the Code Compliance Certificate is issued).

    The advantage of Turn-Key contracts:

    Most NZ banks offer pre-approved finance on turn-key contracts for up to 12 months, as opposed to a standard 3 month pre-approval.

    Important Note: All Russell Properties contracts have a fixed price, meaning the cost won't change during the build. Deposits are securely held in a solicitor’s trust account, which all banks prefer for lending.

    Make sure to inform your mortgage broker that your contract is a turn-key package!

  • Workmanship and Materials: Your project is covered for defects in workmanship and materials for two years after your building work is completed.

    Structural Defects: You’re protected from any structural defects, including weather tightness issues (rot and fungal decay), for ten years from the date your Guarantee is accepted.
