At Russell Properties, we’re proud to be Registered Master Builders — it’s one more way we go the extra mile to give you confidence in the quality of your new home.

Every one of our homes comes with a 10-Year Master Build Guarantee for added peace of mind now and long into the future.

What Is a Master Build Guarantee?

It’s a written 10-year guarantee, issued by Master Build Services, that offers protection on your new home. It covers:

  • Workmanship and materials for the first 2 years

  • Major structural elements for a further 8 years

If an issue is identified, Master Build Services will work with the client and builder to reach a resolution. Russell Properties may be required to fix the issue or another Registered Master Builder may be appointed to complete or correct the work.

Why Build With a Master Builder?

Not all builders qualify. Becoming a Registered Master Builder means meeting high standards for:

  • Experience and qualifications — trade or professional

  • Workmanship — assessed through site visits and client feedback

  • Business practices — including solid financials and strong supplier relationships

Members are regularly re-certified to make sure they’re still meeting these high expectations.

What’s Covered Under the Guarantee?

Your guarantee adds an extra layer of protection beyond your contract. It can cover or contribute to:

  • Defects in materials

  • Poor workmanship

  • Non-completion of your home if your builder is unable to finish the job

Your specific coverage will depend on the type of guarantee issued and your build contract — but we’ll make sure it’s all clearly explained before construction begins.

  • Russell Properties hold, on your behalf, many of the applicable warranties associated with the build, and we ask that you make yourself familiar with any required maintenance and service requirements, and ensure any required maintenance and servicing is up to date, prior to submitting a request.

  • For the first two years following settlement, the guarantee covers materials (not available on all products) and workmanship

    Materials and Workmanship cover offers you protection if there is a problem with the standard of the work carried out by your builder or with the materials used. The Master Build 10-Year Guarantee covers you for two years after your building work is completed.

    If you notice an issue which you believe would be covered, you must:

    • Notify us, by submitting a maintenance request, no less than 7 days after you discover the defect; and

    • Do not do any work to fix the defect or hire someone else to fix it before we have had an opportunity to assess the issue.

  • You are covered for Structural Defects for 10 years from the date your Guarantee application was accepted.

    If you discover a Defect you believe should be rectified you should contact us in the first instance within 7 days after you discover the defect.

    The Masterbuild Guarantee is clear on what it considers to be a Structural defect.

  • Please note that we do not maintain lawns. There are too many variables which contribute to lawn growth that are outside the control of Russell Properties so it is not classed as a maintenance item.

How Do You Get the Guarantee?

It’s simple. As your builder, we’ll lodge the guarantee application with Master Build Services once your build contract is signed.

You’ll receive written confirmation from them, usually within two weeks, letting you know the guarantee is in place.

Making a Maintenance Request

While the Master Build Guarantee provides protection for your new home, there are specific steps you’ll need to follow when requesting maintenance or repairs.

Whether you’re an owner-occupier or have tenants living in the home, please take a moment to familiarise yourself with the guidelines so we can ensure your request is handled efficiently and fairly.

  • A separate maintenance request needs to be submitted for each issue.

    • Please note that if we are required to send out our staff and/or contractors and there is no fault or defect found and/or the issue is found to be user error there may be a charge for the visit.

    • Maintenance requests must be submitted using the form below. Text, email or phone requests will not be accepted.

  • All maintenance requests must be submitted using our maintenance form by the legal owner of the property, or a nominated property manager. It is up to the legal owner to advise Russell Properties that there is a property manager.

    The owner/nominated property manager must be present at all initial meetings with the Russell Properties representative at the property to assess and agree any requested maintenance. Russell Properties can liaise with tenants regarding access, however this will be via email only, with the owner cc’d, to ensure full transparency.

    Russell Properties are not responsible for regular maintenance checks.

    If your house is tenanted all maintenance requests must come from the owner of the house through this maintenance form. Owners of the property must be present and liaise with their tenants for any scheduled maintenance work RPL has agreed to undertake. RPL will not organise or carry out maintenance without communication from the property owner.

We aim to carry out a thorough handover with every client and hope to identify any issues before you move in. That said, with so many components involved in building a home, it’s natural that minor issues may occasionally arise after settlement — and we’re happy to help resolve them.
