Where We Build

Building homes in two of Wellington’s most exciting subdivisions

Subdivisions

At Russell Properties, we focus on building quality homes in well-planned subdivisions across the northern suburbs of Wellington. Our current developments include Churton Park and Grenada Hunters Hill — two areas that offer smart design, community infrastructure, and great connections to the city. Whether you’re after a peaceful street or a brand-new build close to key amenities, our homes are thoughtfully placed where people want to live, grow, and thrive.

Churton Park

Churton Park is a thriving suburb located just 1.5 km north of Johnsonville, in the northern suburbs of Wellington, New Zealand’s capital. First established in the 1970s, it’s now home to around 7,900 residents — and is one of the city’s fastest growing greenfield subdivisions. Over the next two decades, the population is expected to grow to more than 12,000.

Many of the most suitable areas for future development in Wellington lie within the 40 square kilometres stretching from Ngauranga Gorge to Porirua. To guide this growth, Wellington City Council has created a draft Northern Growth Management Plan — a strategic blueprint that outlines where new housing subdivisions, roads, and business zones should be developed. Rather than building entirely new satellite suburbs, the plan focuses on strengthening and expanding existing communities such as Tawa and Newlands.

Churton Park is a key part of this vision and continues to develop as a highly desirable residential area. Recent additions include Amesbury School, the Churton Park Village shopping centre, and the Westchester Drive Link Road. Grenada Hunters Hill

Previously known as Lincolnshire Farm, Grenada Hunters Hill is a major new greenfield subdivision positioned between State Highways 1 and 2.

Its strategic location offers easy access to Wellington City, Porirua, and the Hutt Valley — placing it at the heart of the region’s future growth.

Over the next 15 years, the development is expected to include:

  • 800 to 900 new homes in a range of styles and densities — from stand-alone houses and townhouses to lifestyle blocks

  • A dedicated business area spanning approximately 45 hectares, creating valuable local employment opportunities

  • New road links alongside protected ecological corridors and recreational spaces

Grenada Hunters Hill is set to become a vibrant, well-connected community — offering a balance of modern living, green space, and accessibility.
